Why Choose ME?

The Brains Behind the Buyer

Every home-selling process is different, but what I know best is the psychology behind the buyers and fellow agents.

  • Getting the listing in the buyer’s eyes
  • Getting the buyers and the agent to book a viewing
  • Knowing what the buyer’s agent will look for during their viewing, and what questions they will have.

When I initially walk through your home, I do so from the perspective of a buyer’s agent, and what questions come up.

The goal is to have answers to every question that buyers may have and create that “comfort feeling” for buyers.

I always say, “Let’s sell this house as if there is no buyer’s agent on the other side.”

Initial Consultation + Home Evaluation

The initial consultation is the most important part. This sets the pace and the expectations of the home sales process.

Here we will take a tour of your home, and I will:

  • Conduct a CMA (comparative market analysis) for our pricing strategy alongside communicating what your goals are for the sale.
  • Potential minor or major repairs that may help the sale of your home
  • Importance of in-system marketing/ MLS Marketing
  • The Seller’s Timeline

The Sellers Timeline + Added Services

I take pride in my system and in how to get my clients from point A to B as simply and easily as possible.

My sellers follow a very simple timeline:

  1. Initial Consultation
  2. Cleaning and minor/ major repairs (time may vary depending on your goals)
  3. Staging Consultation /Full Staging (may vary)
  4. Professional photography and videography
  5. Marketing upload on all platforms
  6. Realtor.ca Upload and Facebook Market Upload
  7. HIT THE MARKET: Day 0 checklist
  8. Daily Check-ins until offer night
  9. Open Houses on the weekend
  10. Offers Day + Reviewing offers
  11. If we receive 1 or more offers that we like, then proceed to closing.
  12. Paperwork to finalize deals and send them to lawyers to close!

Now, it may be more elaborate than this depending on the situation, but in general, this is exactly what I follow to get you from an unsold house to a sold house!

The Importance of Staging

When it comes to selling your home, first impressions are everything. Buyers decide within seconds whether a property feels like “home,” and staging can make all the difference.

Staging is more than just tidying up or adding a few decorations. It is about showcasing your home in the best possible light, highlighting its strengths, and helping buyers envision themselves living there. A well-staged home often feels more spacious, inviting, and move-in ready. This creates buyer confidence and usually leads to stronger offers.

Here is the best part: in today’s market, staging is not just about aesthetics, it is about return on investment. A professional stage, or even a staging consultation, can easily pay for itself and often leads to faster sales and higher selling prices. Many sellers discover that the relatively small upfront cost of staging comes back many times over in the final sale price.

Whether it is a full stage, rearranging furniture, or adding simple touches to make your home feel warm and welcoming, staging ensures your property stands out in a competitive market. Think of it as setting the stage for buyers to fall in love the moment they walk through the door, while also giving yourself the best chance at maximizing your sale price.

As your real estate partner, I will guide you through the staging process, recommend cost-effective strategies, and make sure your home looks its absolute best for showings and open houses.
